The award-winning house was built in 2004 to an exceptionally high standard. The design achieves a wonderfully clean and light contemporary feel inside with much use of natural stone and high quality building materials for the exterior. There is an underfloor heating system with indiviual thermostatic controls for each room, the latest high-spec insulation and double glazing. Penarvon House featured in the television programme "Fantasy Homes by the water" in 2007 and one quote in the visitor's book was 'This house certainly has the WOW factor'. This is the owner's second home and is as a result tastefully and thoughtfully decorated and equipped to a very high standard.

This spacious house sleeps 10 with 3 double bedrooms having 5' and 5'6" beds all ensuite, a twin bedded room with a seperate bathroom and a games room with twin beds. All bathrooms having baths and separate showers. Two of the double bedrooms and the twin bedded room have french windows leading out into the garden. The other double bedroom is on the 1st floor with a stunning view, electric blind and pop-up television. Linen and towels are included.

A glazed entrance hall off which there is a cloakroom and a very well appointed utility room with washing machine and tumble drier, opens out to a large, light kitchen/dining area with french windows onto the terrace and breathtaking views across the river. Both this terrace and the one on the other side of the house have garden furniture. The fully fitted kitchen area has double Neff ovens, Neff ceramic four ring hob and twin induction hobs and a Neff dishwasher. There is plenty of storage and a fridge and freezer (additional large fridge with freezer is in the utility room). The beautiful dining table made by a local craftsman easily seats 12. Four wide steps lead up into the spectacular drawing room, 15metres in length, with views in every direction and several seating areas. There is a large plasma screen television system with DVD, CD and Sky+. A large open fire is at one end making it warm and cosy in winter.

The games room has a television and DVD player also a small billiard table. There is a drying room next door to the games room and a clothes line in the large double garage for hanging wetsuits etc.. There is a good sized lawned garden looked after by a part-time gardener.

The property is non-smoking and pets are allowed but restricted to the kitchen/dining area and drawing room only (stairgates are fitted). Pets are absolutely not allowed on the furniture. There is a loyalty box for the telephone, but we find most people use their mobiles.

Helford is perhaps best known as a haven for yachtsmen with its' unspoilt and protected waters. There is a fine Sailing Club offering temporary membership. A mooring is available with the house. Boats can be hired from Sailaway in St Anthony (01326 231357) where instruction is also available or Helford River Boats at Helford Passage. In the summer months there is a passenger ferry to Helford Passage on the north bank of the river where you will find The Ferryboat Inn and nearby the gardens of Trebah and Glendurgan. There are delightful beaches and creeks and many wonderful walks. The Cornish Coastal Path goes alongside the Helford River, around Frenchman's Creek enalbling you to get to the lovely Tremayne Quay, perfect for an evening drink or barbecue preferably by boat. There are also a large number of woodland walks.

The wildlife on The Helford River is diverse and during many months of the year you will share the peace and tranquility with egrets, herons, kingfishers, curlews, cormorants, swans and waders.

There is an information basket and book in the house and many of the local sights, gardens and places of interest are to be found there. These include The Tate Gallery at St Ives, The Goonhilly Satellite Tracking Station, The Minack Theatre, The National Maritime Museum in Falmouth and many more. The Lost Gardens of Heligan and The Eden Project are also relatively close.

There are a number of Cornish Golf Courses the nearest one is at Mullion with a short course of par three holes at Helston, The Budock Vean Hotel also has a course as does Falmouth.

There are two good tennis courts at Manaccan that can be used for a small charge.

Helston is 15 minutes drive away and Truro about 50 minutes. There are local shops in the villages of Helford, Manaccan and Mawgan and a farm shop at Gear, they are well supplied and we like to support them. Retallack Butcher in St Keverne (01326 280252) will deliver meat on Friday. Otherwise you will find most things in Helston including a good Tesco, but Truro has several large supermarkets, Marks and Spencers and some excellent shops.

The Shipwright's Arms in Helford does very good food especially the steaks, other restaurants are New Yard Restaurant at Trelowarren, South Café in Manaccan, The Ship in Mawgan and The New Inn in Manaccan.

All bookings for Penarvon House are made with Holiday Cornwall.
